Financials
The committee continues to pursue all legal means available to collect outstanding HOA fees. There are still a number of households that have not paid their dues.
Website / Communication
Work will begin to update the website to become more user-friendly. Any clubhouse rentals go through the website for booking. The committee is exploring options to have updates posted physically at the clubhouse.
Fitness Center
A work order is in to replace the door locks between the bathrooms and gym. These doors should be locked during pool season. The committee has received complaints that teenagers are hanging out in the gym when no adults are present, then quickly exiting when an adult walks in. You must be 16 or older to utilize the gym for exercise purposes only.
Pool
Baby pool fountain will have a line test done to determine if the lines are good. If so, we will investigate the cost of replacing the motor for the baby pool fountain. If the lines are bad it would be too expensive to continue with fixing the fountain.
The committee is aware that some tiles need replacement and are awaiting bids.
Keycards- residents should contact Mulloy with forms for keycards/pool agreement. Then Mulloy will send requests to designated committee members.
Rules to remember: Hours are 10-9 daily. Please be respectful to all neighbors as this is a “family friendly” pool. Guests policy will be addressed if there are more incidences reported. There is new signage for rules. Residents and guests are currently expected to sign in when entering the pool area to help reduce unaccompanied guests.
Landscaping
The walking trail had some trees fall that have blocked the path. The landscapers are aware and will be cleaning up the trail.
A reminder that homeowners are responsible for upkeep/replacement of trees at the street. Upkeep is to include trimming of branches that hang out over streets and sidewalks. Out of compliance homes will be addressed.
The committee has heard complaints about the landscaping contractor that are very similar to the previous contractor. As with any contract, multiple bids were considered and the company with the best value (not just price) was chosen. The landscaping contract is evaluated annually.
Committee members (and other residents) pick up trash constantly around the pond. Please be mindful of trash can usage and trash blown from the pool area.
Pond
Algae treatments are being administered at the pond and fish/wildlife has assured us that we have a healthy pond.
Social Committee
Annual summer pool party will be July 7th from 7-11pm
Clubhouse
Currently taking bids to get carpets cleaned.
The deck stairs were replaced recently due to safety issues.
Clubhouse Management
Responsibilities include rentals, general cleanup, key card access, pond maintenance, etc. The committee has been volunteering to perform these duties since Alan’s retirement. We are considering hiring someone to cover these duties full-time as was done before. We will post the job opportunity to residents if/when it becomes available.
